On every other page I write, I have to explain that proximity is the one ranking factor nobody controls. Not here. Google weighs how close a business is to whoever is searching, and for Sebastian searches, we're both in Sebastian. In Whitespark's 2026 survey of local search practitioners, proximity ranks second out of 187 factors — behind only your primary category, which you can actually set. This is the one market where the big factor you can't set is already on your side, and mine.

The thing most people here get wrong

Sebastian is bigger than Vero Beach. It has been for years.

Vero Beach is the county seat, so almost everyone assumes it's the bigger town. It isn't. Sebastian is the largest city in Indian River County at 27,352 people, against 17,603 inside Vero Beach's city limits. We're the biggest municipality in the county and we behave like the small one.

Why it matters for your marketing. Businesses here often price and plan like they're in a village of five thousand, and they aren't. There are more than twenty-seven thousand people in this city, another twenty-eight thousand next door in Vero Beach South — an unincorporated area rather than a city — and roughly a hundred and seventy thousand across the county — all within a short drive. Sebastian isn't a small market. It's an under-served one, which is a different thing entirely.

The Sebastian split

Local SEO here has to serve two completely different customers.

Sebastian's economy runs on tourism, healthcare and services — Sebastian Inlet, Pelican Island, the fishing, the kayaking, the preserves along the lagoon. Which means half your customers have lived here for thirty years and half arrived on Tuesday.

The neighbor who's been here since 1994

More than a third of Sebastian — 36.8% — is 65 or older, and 85.2% of homes are owner-occupied. This is a settled town. That customer asks a neighbor, not Google, and word of mouth here is worth more than any advertising you could buy.

The visitor who knows nobody

Somebody at the inlet with a flat tire, a broken boat trailer or a plumbing emergency in a rental has no neighbor to ask. They pull out a phone and search. For them the map isn't a convenience — it's the only option they have.

What it means

You can't win the second one on reputation

Thirty years of goodwill in this town is invisible to somebody who arrived yesterday. The only way they find you is your Google Business Profile, and that's the customer most Sebastian businesses are quietly losing.

And the good news

The town is small enough to actually cover

Sebastian is under 16 square miles of land. Palm Bay is over 86 — more than five times the area. One well-built listing genuinely can reach the whole city here, which makes this the easiest of the local markets I work in to compete in.

If you sell to visitors at all — and in this town most people do, at least seasonally — your Google listing is doing work your reputation cannot. That's the honest argument for spending anything on this here. Not that word of mouth has stopped working, but that it never reached half your market in the first place.

The two approved in May alone come to roughly 1,500 homes, and that's before the Graves Brothers land is even planned. At Sebastian's average household size of 2.26 people, that's on the order of three thousand people arriving over the next several years — and every one of them needs a plumber, a dentist, a roofer, a lawn service and somewhere to eat, with no idea who any of those people are yet.

Cresswind is the one to pay attention to. Nine hundred homes, aimed at over-55 buyers, in a city where 36.8% of people are already 65 or older. That's careful buyers who read reviews properly, compare two or three options, and call before they turn up. They will find you on the map or they will not find you at all.

The growth is a genuine local argument, not a settled one

The Indian River Neighborhood Association presented the Council with a petition carrying 548 signatures opposing the annexations, and the Clean Water Coalition of Indian River County urged the Council to slow down, raising questions about whether county water and sewer capacity can carry the additional homes. I live here too and I'm not going to pretend that debate isn't real. But whichever side you're on, the homes are being built, and the people moving into them will be searching for local businesses.

The Council's own reasoning was about control

Council members argued that annexing was the only way to shape what gets built — the county could approve development on that land regardless, and voluntary annexation is what gives the city a say in the design. Residents on the other side of it worry about exactly the thing that brought them here in the first place.

Which means the window is now, not later

Local search rankings take three to six months to move and then compound. A business that finishes its Google profile this year is the one those new households find in 2027. The businesses that wait will be competing against whoever didn't.

Who this actually works for in Sebastian

The businesses where a Google listing pays for itself fastest.

Not every business needs this equally. In a town built on water, visitors and an older resident base, some categories get far more out of the map than others — and it's worth knowing which one you're in before you spend anything.

Anything a visitor might need urgently

Marine and boat repair, towing, tires, locksmiths, urgent plumbing, mobile mechanics. Somebody stranded near the inlet has no neighbor to call. They search, they call the first result that answers, and they are not price shopping. This is the highest-return category in Sebastian by a distance.

Home services in a town of homeowners

85.2% of Sebastian homes are owner-occupied — the highest rate of any town on this page, and well above Vero Beach's 64.4%. Roofers, HVAC, electricians, pool services, pressure washing, landscaping — steady demand from people who own the thing that needs fixing.

Charters, guides, rentals and outfitters

The fishing, the kayaking, Pelican Island, the state park. Almost every customer is finding you cold, from a phone, often from out of state. For these businesses the Google listing isn't marketing — it's the front door.

Where I'd tell you to spend less

If you're a long-established trade whose work comes entirely from repeat customers and referrals within Sebastian, and you're not chasing visitor business, you may genuinely be fine. Finish your Google profile for free, ask for reviews, and keep your money. I'll tell you that on the call.

The pattern is simple. The more of your customers have never met anybody who could recommend you, the more the map matters. In Sebastian that's a bigger share of the market than most owners here realize, because the visitors don't feel like "your market" until you count them.

Sebastian is the easiest of these four markets to rank in.

I work across the Treasure Coast and Space Coast, and these four are the ones people ask me to compare. They are not equally hard, and being straight about that is more useful to you than pretending every market is the same opportunity.

Which is a genuinely good reason to start here. If you're a Sebastian business, you are competing in the least crowded of these four markets, in a town small enough that proximity works for you rather than against you. That combination doesn't last forever, and it's the best argument I can make for doing this now rather than next year. Every town I work in is listed here.

Is it easier to rank here than in Vero or Melbourne?

Genuinely, yes. Sebastian is under 16 square miles, so one well-built listing can reach the whole city, and there are fewer competitors with finished profiles. Melbourne and Palm Bay are both harder for different reasons. It's the best argument for starting now.

Is Sebastian actually growing enough to bother?

Yes, and quickly. The City Council approved annexations in May 2026 that could add roughly 1,500 homes — Cresswind at 900 as a 55+ community and Sebastian Pines at up to 612 — on top of the earlier Spirit of Sebastian approval and the 2,044-acre Graves Brothers property annexed in 2023. At Sebastian's average household size that's several thousand people arriving who don't know a single local business yet.

Will this get me to the top of Google Maps?

Nobody can promise that, and I won't. Google's local results depend partly on how close the searcher is to you — which in Sebastian is actually working in your favor.
