Vero Beach South is the part people forget. Median household income there runs around $73,400 against roughly $69,800 in the city, and the poverty rate is far lower. It's growing faster too. If your service areas and your page content only ever say "Vero Beach," you are invisible to a wealthier market sitting immediately south of you.
And the gap is widening, on the city's own numbers. Vero Beach once held about 16% of Indian River County's population. The city's own vision planning projects that by 2030 roughly 10.6% of county residents will live inside Vero Beach. The market keeps growing; the city limits don't. Any listing built around the boundary gets less accurate every year.

Steady growth, and it keeps arriving older and better off.
Indian River County's official planning projections, produced by the University of Florida's Bureau of Economic and Business Research, put the county at about 181,700 people by 2030 and 203,100 by 2045 — from 159,788 at the 2020 census. That's roughly 1.5% a year: not explosive, but relentless.

And growth is arriving from both ends.
